Scheduling An Inspection
To schedule an inspection, fill out the inspection order form. As part of the inspection order form, you will be prompted to pick your desired inspection day and time and complete payment online. Following your order, you will receive a link via email to digitally sign the pre-inspection agreement. Schedule an Inspection >
Browning Inspections will work to be available whenever you are in need of an inspection. I can be reached 7 days a week to schedule an appointment at a time mutually compatible for both client and realtor. Appointments can be scheduled as early as the next day, and I can be available for Saturday and evening appointments if necessary.

Inspection Fees & Additional Services
Home Inspection (up to 2,000 sq. ft.): $425.00
Each additional 500 sq. ft.: $50.00
Condominium/Townhome Inspection (up to 1,000 sq. ft.): $350.00
Home Energy Score: $175.00 ($25 travel fee applies to Hillsboro area Home Energy Scores)
Radon Test: $150.00
Sewer Scope: $175.00
Re-inspection: $200.00
For homes 30 or more miles outside of the Portland area, additional travel fees may apply.
On Inspection Day
On inspection day, I ask that the client meet me at the property to review and sign the pre-inspection agreement (if not already completed online) and discuss any concerns the client may have. I'll then perform a limited visual inspection of the property to evaluate each of the major systems of the property, including:
Structural condition
Electrical, plumbing, hot water heater
Heating and air conditioning
Basement; crawl space and attic, including insulation and ventilation
Kitchen and appliances
General interior, including ceiling, walls, windows and floors
General exterior, including roof, gutter, chimney; drainage and grading of the lot
The client is welcome to follow along as I complete the inspection and ask questions or freely explore the property. At the completion of the inspection, I share a verbal summary of the inspection with the client regarding the overall condition of the property with a walk-thru as needed. On average, an inspection takes 3 - 3 1/2 hours.
After the Inspection
Following the inspection, the client will receive the complete inspection report (including digital photos) via email in 24-48 hours.
